AI for real estate brokers, investors, and developers

12 real estate founders have run the AI Sprint for Founders: brokerage owners, investors, developers, and self-storage operators, plus the home builders and broker coaches who work alongside them, with deals closed and hours back.

Four live sessions with Tom Lambotte and Steve French. Built for people who are in the car, on a site, or in a showing when the work needs doing.

Tyler cut a city meeting's follow-up by 80 percent and moved his EA off the daily task review for good.

Tyler develops and invests in self-storage, which means a lot of his week is city councillors, planning staff, engineers, and lawyers. He built his voice assistant live in Week 1 and started with the LinkedIn articles he never had time to write, reframing self-storage as an urban amenity that supports housing. His verdict on the first batch: "I like them all. The next three weeks of articles will be going in."

Then came a meeting with a councillor and city staff on a multi-story project, the kind that generates four or five hours of follow-up deliverables. "The sheer amount of efficiency from start to end was shrunk by easily 80%. Quality better. For sure." His lawyer business partner's response to the output: very, very, very well done.

He replaced a daily one-by-one review of his EA's task list with an AI chief of staff that triages it, so his EA moved to higher-value work. He describes it as 210 hours a year back.

His advice to the cohort: "I strongly encourage anybody who is not going down the custom GPT rabbit hole to really play around with it, because I've got a couple now set up where I've got a custom GPT acting as a structural engineer, acting as a mechanical engineer." He uses them to peer review reports and challenge his engineers before the invoice arrives.

Hours back

“My new strategies helped me finish a project in an hour that had been stuck for 13 weeks!”

Mike Larsen, Phoenix Home Builder

Mike Larsen, Phoenix Home Builder

Mike builds custom homes. He paired voice dictation with his email tool and started processing email twice as fast, two to three hours back in his first week. His team challenge: five questions across five jobs, steel beam size, grout color, and spec sheets, answered from the plans instead of from memory.

“I can verbally tell it in probably less than a minute, whereas it would take me 15 minutes to move everything around.”

Chris DeMay, Blue Sierra Realty

Chris is one of three partners at a Reno brokerage with property management. His line on the whole thing: AI is great, but it can't go plumb a toilet, so the point is using it to handle everything around the hands-on work. The partners now record office meetings and use them to delegate and plan.

“Three Experts has been great for helping me uncover what I don't know I don't know. It's been really helpful as a thought partner.”

Jeff Gorden, The Gorden Companies

Jeff runs a Phoenix brokerage specializing in self-storage and mobile home parks and invests in self-storage himself. He rewrote his sales team's training material through his voice assistant so it sounded like him instead of an academic piece, then enrolled his brokerage team after the Sprint.

Deals and the team

“It figured out how to get me the contact information for a seller that delisted their property, and I was able to contact them to get that property in contract.”

Penny Johnson, Blue Sierra Realty

Penny started with her voice assistant on emails, then pointed it at lead generation for property management. Asked what that one contract was worth, her answer was two words: a lot.

“We weren't even using like 1% of the capabilities. Now we're probably using like 10%, and they're finding it useful.”

Michael Inwood, RE/MAX Professionals Sidorova Inwood Realty

Michael's win was the team. Before the Sprint he was suggesting they try AI. After, in his words, he got stricter, everybody tried it, and they are adding new things to it on their own.

“We're now having it do market analysis of people's properties. We say the house has been on the market for this long, and we need it to sell within three months, and why isn't it selling, and what are the differentials out there?”

Jean Tanner, The Jean Tanner Team, Summit Realty

Jean is building one prompt that works across her stale listings and comparing the output against her CMA software. Her assistant works inside her account. She thinks in blocks of time, and the Weekly Flow Maximizer was the tool she was most eager to try.

Growing without the chaos

“We can have this act as a personal consultant for our business and really map out where we need to go. We're growing quickly, and sometimes the answers aren't clear.”

Cameron Meals, Blue Sierra Realty

Cameron saved the Three Experts as a project so he can build on it, uses the AI Chess Board and Parallel Universe for growth scenarios, and is pushing weekly organization as a team SOP for the brokerage.

“I used the Three Experts thing, and I thought that was pretty great at helping me understand things that I didn't already know.”

Kenny Pratt, Crescendo Self Storage Management

Kenny manages self-storage properties in Idaho. He reformatted his Weekly Flow output into checklists in Obsidian and is working out how to stack the Chess Board and Parallel Universe on a single business question.

“LOIs for the M&A department that used to cost us $6,000 and take about two weeks. Now they cost us nothing and take about 6 minutes.”

Wayne Einhorn, Inner Circle Broker Coaching

Wayne coaches owners of residential brokerages and runs an M&A book for them. If you own a residential real estate company, in his words, you are his customer. NDAs, letters of intent, and engagement agreements now come out of his voice assistant.

Who has already done this

12 real estate founders, and the people who build for them. Every one checked against their own website.

A Reno brokerage with residential, commercial, and property management, three partners deep. A residential brokerage team in central Pennsylvania. A RE/MAX brokerage in Ontario. A residential real estate team in Utah. A residential agent in Mississippi. A Phoenix brokerage specializing in self-storage and mobile home parks. Self-storage property management and commercial investment in Idaho. A self-storage developer and investor in Toronto. Feasibility advisory, master planning, and architecture for institutional developers. Real estate investing education and coaching, two founders. A coach and M&A advisor to owners of residential brokerages.

Alongside them: a custom luxury home builder. An exterior and interior remodeler. A project and construction management consultancy for real estate development. Commercial real estate direct mortgage lending. Real estate law: purchases, refinances, commercial leasing. Land surveying for condo and urban development. Private equity focused on value-add real estate.

If you make your living in property, someone who does what you do has already done this.

What real estate founders bring to the Sprint

Five things eat a real estate founder's week, in their own words.

You are never at a desk. Jeff Gorden integrated voice so completely in one week that typing a chat message took him six tries. Mike Larsen doubled his email speed by talking instead of typing. Tyler Pearson catches himself typing and says stop, stop, stop. The Sprint is voice-first because your week is.

The follow-up that eats the day after the meeting. Tyler Pearson cut four or five hours of post-meeting deliverables for a city planning meeting by 80 percent, and his lawyer partner called the result very, very, very well done. Chris DeMay's partners record the office meeting and use it to delegate.

The listing that will not move. Jean Tanner feeds a stale listing's history into one prompt and asks why it is not selling and what the differentials are, then checks it against her CMA software. Penny Johnson pointed her assistant at a delisted property, found the seller, and put it under contract.

The agents. Michael Inwood's team went from using one percent of what AI can do to 10, on their own, once he stopped suggesting and started expecting. Jeff Gorden rewrote his sales training in his own voice and enrolled the team. The three Blue Sierra partners are turning weekly organization into a brokerage SOP.

The deal paper. Wayne Einhorn's NDAs and letters of intent for brokerage M&A went from $6,000 and two weeks to nothing and six minutes.

What went into an AI tool was the founder's own thinking, communication, and public listing information.

Four live sessions. You bring your own work. You leave with systems that run.

The four weeks, in real estate terms

  1. Week 1
    Voice
Quit typing, start talking. Listing descriptions, seller updates, agent training, and the LinkedIn post about your market come out in your voice from the car. Tyler Pearson built his live in the first session and had three weeks of articles by the end of it.
  2. Week 2
    Time
Find the 10 hours hiding in your week: post-meeting follow-up, the daily task review, the email backlog. Mike Larsen doubled his email speed here. Tyler Pearson moved his EA off the daily review.
  3. Week 3
    Obstacles
Use the Three Experts framework on the problems that stall a deal or a brokerage: a listing that will not move, a growth decision, an agent's unusual assignment, an engineer's report. Jean Tanner ran her stale listings. Jeff Gorden ran two brokerage assignments.
  4. Week 4
    Opportunities
Turn what you know into something that scales past you: a brokerage where every agent runs on your systems. Michael Inwood's team went from one percent to 10. Jeff Gorden enrolled his.

Frequently asked questions

What about MLS data and my clients' financial information?

We teach you exactly where that line is. The work real estate founders do in the Sprint is about their own communication, processes, team, and public listing information. Jean Tanner's market analysis runs on the listing history that is already public. Your brokerage's data rules stay exactly as they are.

I'm in the car or at a showing all day. When would I use this?

That is the point. The Sprint is voice-first. Jeff Gorden was so used to talking to it after one week that typing took him six tries. Mike Larsen processes email twice as fast by dictating. Tyler Pearson's articles and follow-ups come out of conversations.

Is this for me or for my agents?

Start with you. Then bring the team through the AI Sprint for Teams so your agents, transaction coordinator, and property manager build the same systems. Jeff Gorden enrolled his brokerage team after his own Sprint. Michael Inwood's team went from one percent to 10 percent of AI's capability once he did. The three Blue Sierra partners went through together.

Which AI tool do I need? We live in Gmail.

The frameworks work in any AI tool. We work in Claude, and they transfer to Gemini, Copilot, or whatever your brokerage runs on. Jeff Gorden tested his voice assistant in Gemini alongside his Gmail. You learn how to think with AI.

How much time does this take?

Four live 90-minute sessions over four weeks, plus the time you spend applying it to your own work between sessions. We record every session. Most founders report the time back within the first two weeks.

Who runs it?

Tom Lambotte and Steve French, co-founders of AI Simplifier. Tom has coached Tony Robbins one-on-one on AI and trained Peter Diamandis's leadership team. Steve has spent 30 years putting technology to work for leaders and teams. Tom has been in Strategic Coach for over 10 years, which is where many of the founders on this page first met him.

Next Sprint begins November 3, 2026

The Show Your Work promise: do the weekly actions, show up to office hours, and if you are not saving 10 or more hours a week by day 21, we keep working with you free until you are. 225 founders in, not a single person has asked for their money back.

12 real estate founders have done this from the car, the site, and the showing. You already know what you would do with 10 hours back.
